The proper name is Lake Windermere, but some people call it Invermere Lake. On the East side of Lake is the Windermere community and on the west side is the main town of Invermere. There is Lakefront Property in Invermere BC and Lakefront Property in Windermere BC.
There is a railroad that runs along the Westside of Lake. Some areas on the Westside can’t be developed due to the terrain. Consequently, there is minimal development on the Westside. Calgary is a 3-hour drive from Invermere. The Lake is one of the closest public recreation lakes to Calgary. As a result, the long summer weekends are packed with water enthusiasts from Alberta. Before you purchase a Lakefront Property in Invermere BC, you must find your property line. Most importantly, many lakefront owners do not own the water rights. British Columbia Government owns the Foreshore. The Foreshore is the land between the high and low watermarks of streams, rivers, lakes, and oceans. You need to have an Invermere realtor who knows this information. When viewing an Invermere Lakefront for sale, be sure to have your Realtor check the Land Title and water zoning map. They will tell you what rights you have for your Invermere Lakefront.
Your Realtor can tell you the water zoning and bylaws. For example, are you allowed to build a dock or boathouse? Are you able to tear down the old boathouse and create a new boathouse? In some cases, you may only be able to upkeep an existing structure instead of building a new one.
Suppose you may want to build or rebuild a retaining wall that keeps your bank from eroding. You will need to submit a Notification to Land and Water BC Inc. for proposed lakeshore stabilization works. It is never an easy process to build a retaining wall in British Columbia waterfronts.
At this time, most of the lakefront property in Windermere is not on RDEK water and sewage. If you need to put in a new well or septic system, you need to contact the Ministry of Environment and the Ministry of Health to determine your property’s bylaw requirements.
