Communities - Windermere Homes for Sale

The village of Windermere is on the east side of the lake. Windermere Real Estate – homes for sale are a mix of older homes, mobile homes, and newer luxury homes.

Tretheway Beach

A small community in Windermere is offering private lake and beach access, marina, and boat launch. A desirable area as most properties includes a boat slip (owned). Short walk to the beach. Community Fees are $200.00 a year.

Indian Beach Estates

The leased land community of the Akisq’nuk First Nations band. Indian Beach Estates has a private beach, marina, boat launch, and playground. Annual Head Lease fees are approximately $2,200 and IBE Management Fees approx. $1,200. The head lease expires in December 2026. There is an extension negotiated for December 2058.

Cold Stream Landing

The most desirable and exclusive community for Windermere BC Real Estate. It is available for your dreams to come indeed gated waterfront community with custom homes. Each homeowner gets a boat slip in the private marina.

Lakeview Meadows

Lake Windermere BC real estate is an upscale development. Lakeview Meadows has higher-end larger homes with lake and beach access (no boat launch or marina. Only day-use dock. Other recreation items – indoor pool, fitness room, and hot tub. There are community fees.

Timber Ridge Phases

There are three Phases -1,2,3. It is a Windermere community privately owned community that consists of approximately 332 properties.

Windermere Condo/Townhome Complexes

Akiskinook

Built-in the late 1970s,  it is another Windermere townhome condos complex. Some units have a garage. Akiskinook is a gated entry with lake and beach access. The complex also has a marina/boat launch. Plus, a recreation center (indoor pool, hot tub, sport court, owners lounge area). The owner is responsible for the BC Hydro. The Strata fees include water, sewer, exterior building maintenance, grounds maintenance, snow removal, garbage, on-site amenities, building insurance, management.

Terravista

is another townhome and condo complex that was built in the late 1970s. Terravista has lake and beach access. It also has a marina/boat launch.  One advantage Terravista has as the beach area is a flat walk out with a gigantic sandhill. The owner is responsible for the BC Hydro. The Strata fees include water, sewer, exterior building maintenance, grounds maintenance, snow removal, garbage, on-site amenities, building insurance, management. Swansea Heights

Its located on the east side of Highway 93. This is a newer townhome development.

Lakeview Meadows

There are two Townhome complexes (102 Townhomes) and one Condo complex (26 condominiums).

  • The Cottages is a townhome style condo with single/double garages, many floor plans, and prices range from $350 to $500.
  • Mountain Heights is a townhome-style condo with double garages, many floor plans, and prices range from $450 to $550.
  • Copperside is a high-end apartment-style condo with an elevator. Two underground parking stalls. Geo-Thermal Heating/Cooling. Backs onto the Copper Point Golf Course.

Lake Windermere OCP

Concerning Windermere BC real estate, the RDEK concluded all consultations. On 1st November, the Board of Directors of RDEK (Regional District of East Kootenay) has adopted the OCP (Official Community Plan) for Lake Windermere. The first monthly board meeting was on 23rd October 2019. A public hearing took place, and then on 9th June, the period for public comment kicked off. RDEK set this period for one month, and it ended on 10th July. The public hearing received more than 150 responses from the participants through comment forms, letters, and emails. Additionally, RDEK received 139 stock letters from the write-in campaign of Wildsight.

The Electoral Area F Director of RDEK, Susan Clovechok, said this was a pervasive process. And it spanned more than two years. Throughout this period, one of the board’s objectives was to develop a paper that can assist the development team in the next 5 to 10 years. This document will be an instrument to balance out the community’s diverse interests and will affect Windermere BC Real Estate for sale. 

There were multiple community meetings as well as open houses that RDEK held throughout this period. Clovechok says that the board worked very closely with the community’s advisory committee right from the very beginning. She thanked the committee members for their dedication and all the respondents in the open house. They all have a very critical role in this plan’s development. This has been a considerable improvement from the Lake Windermere OCP in the past too. 

How will the OCP policies affect Lake Windermere Real Estate? 

Some various new policies and amendments are part of the final Lake Windermere OCP. Here are some of the most noteworthy points that could affect Windermere BC Homes for sale. 

– This OCP has different policies that will address the concerns for the storage businesses. The plan supports the fact that these storage businesses should be outside in the corridor of highway 93 and 95. This location will be away from Windermere town and Athalmer Rd.

– Due to their high agricultural potential, the eleven parcels north of Windermere Creek will now stay within the ALR. The previous OCP supported the exclusion exclusions of these parcels in the plan for 2008. 

– There is a policy in favor of a system of walking and biking trails. It will link Old Coach Greenway, Markin-MacPhail Legacy Westside Trail, CrossRoads BallPark, and Windermere Beach Park. This trail system will also connect the communities on the eastern end of the Lake with various services and amenities. 

– The OCP has a policy that addresses various highway concerns for their pedestrian safety and security. Even though highways are not part of RDEK jurisdiction.

– For the lands on the western end of the Lake, this OCP introduced clear policies. These policies will protect and preserve the ecological and recreational values of the properties present in that region.
